Fireplace and chimney service in Bothell

Bothell sits in two counties with two burn-ban triggers. We service gas fireplaces, fix leaks and tell you which rules apply to your house, after a free inspection.

Bothell was platted by David Bothell's family in 1888 and incorporated in 1909, but most of it is suburban. The Census Bureau's 2024 survey puts 19.6 percent of homes in the 1980s and about 30 percent from 1990 to 2009, with the median year built at 1992. The 1992 annexation of Canyon Park took the city into Snohomish County, and today about 60 percent of residents live on the King County side and 40 percent on the Snohomish side.

Gas heats 46.5 percent of Bothell homes, and Puget Sound Energy supplies gas to the whole city. So most of the fireplaces we see here are gas units and factory-built fireplaces, plus brick on the older streets near downtown and Westhill. At the free inspection we check the unit, the chimney or vent and the roof, take photos and write down the price of any work. We also tell you which county's burn-ban trigger your address falls under.

One city, two burn-ban triggers

The Puget Sound Clean Air Agency sets different Stage 1 triggers by county. On Bothell's King County side, a ban can be called when fine particles are forecast above 35 micrograms per cubic meter within 48 hours. On the Snohomish County side, from Canyon Park north, the trigger is 30 within 72 hours, and a ban can cover only part of the county. In either stage, wood fireplaces cannot be used, while gas and propane units can. Check the status for your county on pscleanair.gov.

Bothell's landmarks and older houses

Bothell has nine properties on the National Register of Historic Places and has kept its own local register since 1987, managed by the city's Landmark Preservation Board. The Hannan House at Bothell Landing holds the historical museum. If your house is on the local register, ask the city before changing how the chimney looks. On older brick we check the crown, flashing and mortar; a crown typically runs $600 to $2,200 and flashing $300 to $1,800.

FAQ

Bothell chimney questions

Which burn-ban rules apply to my Bothell house?

It depends on the county. The south of the city, around downtown and Westhill, is in King County; the north end, including Canyon Park, is in Snohomish County, where the Stage 1 trigger is lower. The Puget Sound Clean Air Agency posts the status by county and runs a burn ban line at 800-595-4341.

Do you service gas fireplaces in Bothell?

Yes. We clean and check the burner, pilot, glass seal and vent, and replace pilots, thermocouples and igniters, typically $100 to $350. Yearly service typically runs $150 to $350.

Can I put a wood stove in my Bothell home?

Yes, an EPA-certified one. A certified stove can run during a Stage 1 ban without visible smoke, but not in Stage 2. Installed, it typically runs $3,000 to $8,000.

How much does a chimney cleaning cost in Bothell?

We price the cleaning at the free inspection, once we have seen the flue and how much buildup there is. You get the price in writing before we start. We book Sunday to Friday in 3-hour windows and call to confirm.
